Project in Focus | Beyond Apartments by Hallmarc

Beyond is made up of 50 apartments with a mix of studio, 1 bedroom and 2 bedroom apartments entirely for lease and complemented by incredible resident amenities including a co-working space, fully equipped gym, private dining room and dedicated community manager.

"Beyond Apartments is an exciting venture for Hallmarc. It’s an extension of our successful serviced apartment division and we wanted to create a product that gave people the best of both worlds, the flexibility of short or long term leases and the pride that comes with loving your home and the sense of comfort that brings" Say Brittany, Hallmarc's Creative Director.

With only 50 apartments in the complex, Beyond is much smaller than the typical build-to-rents in Melbourne. Hallmarc decided early on that offering fully furnished apartments with everything from beds to cutlery, would set them apart. As well as this, they designed, built and will continue to manage the community completely in-house.

The floor plans are extremely generous, and embrace the luxury of space with furniture and fittings that enhance every part.

The material palette was a key consideration, explains Brittany. "We opted for a mix of cool-toned finishes in greys, blacks, and whites. To inject a sense of warmth into an otherwise neutral palette, we added detailed features like herringbone flooring, moulded skirting and walnut timbers. We wanted the interiors to feel luxurious in a sophisticated way with a traditional European aesthetic while maintaining a homely feel.

Working closely with GlobeWest allowed us to customise furniture which was the key to ensuring our vision was realised. Being able to choose the perfect timber colour, durable yet supple leathers and fabrics that will stand the test of time allowed us to blend the practically of a rental product with the desired aesthetic".

Kirsten Morris, GlobeWest's Business Development Manager was excited by the brief for Beyond Apartments. "Brittany wanted a high-end finish, warm timbers and robust yet tactile upholstery to create a very cohesive aesthetic. Natural, but not bland and designed to be practical for the spaces the potential tenants Beyond would attract. It was clear from the initial briefing, the furnishing had to be elevated because Beyond Aesthetic is not a stop-gap type home, but as a long-term leasing option, it needed to feel homely".

"Additionally, we needed to ensure there was, an introduction of variation and diversity across the apartments, each having a slightly different floor plan. We customised the timbers with a walnut finish to meet Britts brief, along with customising the sofas with a high-Martindale upholstery that we knew would provide the durability needed with the luxury finish" says Kirsten.
