Selling your home? It’s one of life’s major milestones. It can be stressful. It can be emotional and, it can be expensive. Plus, your house already looks nice. Do you really need to outlay additional money in property styling fees? The answer is YES.

In a challenging buyers’ market, when 70% of prospective buyers will browse options online before inspecting houses, it’s never been more important to professionally present and photograph your property to stand out from the crowd.

According to real estate agent LJ Hooker “property staging your home will boost the final sales price anywhere from 7.5% to 12.5%.” Furthermore, the RESA confirms professionally styled homes attract more interested parties and spend 72% less time on the market.

We asked Lauren Lewis, Co-founder and Creative Director of leading Sydney property stylist Bowerbird Interiors how sellers can best prepare their homes and how she and her impressive team of over 20 staff, including design-trained property stylists, transform everyday houses into beautiful living spaces to optimise sale prices for their clients.

1. De-stress and De-clutter

Over the course of a lifetime, we accumulate a LOT of stuff. Take it upon yourself to jettison anything that is not functional or sentimental. We recommend all our home styling clients, to sort everything into three piles: keep, store, donate/throw away. This can be tough, so enlist an honest friend to help separate the wheat from the chaff.

 

2. Keep it Light

You should steer away from dark colours (even though they can make a room seem cosy). A bright paint job can instantly open up a room. For this reason, we also make sure the room is well-lit, moving any obstructions in the way of natural light and investing in good-quality ambient lighting.

 

3. Stay Neutral

Remember the avocado bathroom trend of the 70s? Proof right there that it’s usually better to stick to a neutral colour palette. In fact, a neutral colour scheme can give just as much depth and interest as a bright or bold one. Neutral colours are also calming, easy on the eyes and show off bright accents better. You can dress them up for each season, and they never go out of style.


4. Comfort First

It could be the most beautiful home in the world, but if it’s not liveable it’s missed the point. Even the most modern designs need to be comfortable first. Plus, it always looks luxurious to layer up plush cushions and throw rugs (throw in a scented candle or two and we’re in business).

 

5. De-personalise

Property styling aims to have potential buyers envision themselves living in the home. What we don’t want them to do is walk in and see the property purely as someone else’s home. For this reason, it’s important to remove any family photographs or that antique cabinet gifted by your grandmother. However, in saying this, homes are a bit like people: without a personality, they are just dull. So, don’t forget to inject the character with artistic prints and textured furnishings.
